What do you think about such hallway areas? This is now a floor plan from a construction company. It also appears small now.
If I were the planner, I would have extended the hallway area a bit right away so that you would at least step directly onto the terrace when you come through the door. Apparently, it was already built that way, but I definitely wouldn’t have wanted that. Looking at the hallway alone, you can go like this. Based on your headline (a generous 200sqm), I would rather perceive it as a bottleneck.
I do not understand this negative bay window in this example either. But the hallway works better than yours. You enter through the door and have space to let those behind you in. I would reverse the direction of the entrance door - when I come in, I would rather go to the cloakroom than the utility room. You could also do without a door straight ahead, but I will never understand why the living area is artificially narrowed by this negative bay window.
