True, but I’d rather not discuss it. We have thought about it thoroughly and at length for ourselves and it is okay for us for the following reasons: both working full-time with 2 hours of commuting per day plus a toddler – simply no time is left for days of garden maintenance on weekends, which we prefer to spend with our child. A nice terrace with a small garden attached is enough for us, we won’t have more people anyway and it’s definitely more than the roof terrace we have now. 90sqm of garden may be an unacceptable hand towel for some, for us it’s fine. With plot prices of <100€/sqm somewhere in Hinterfuxhausen it’s okay, but here the price is unfortunately more like 600-700€/sqm, so the plots are small and expensive too. So 500sqm plots with single-family houses or semi-detached houses are unfortunately no longer possible for many people.

The basement is for building services/heating, laundry room, workshop, pantry, storage. There was never any mention of a pull-down staircase...

By the way, I just had to raise my eyebrows—I found exactly "our" EG floor plan online at Favorit Massivhaus when I googled floor plans with gable-side entrances. Is it allowed to link or post the image here if it is copyrighted?

Now, regardless of the floor plan (which I find rather catastrophic), I consider the whole project extremely questionable.
You say that financing a single-family house on the plot is unaffordable due to the too large volume.
You want to solve this problem by massively increasing the volume again and then calculating with fictional income?
Have you ever presented this to a bank? I think it will be difficult to find one willing to finance this.
Renting out a semi-detached house in such a constellation (financially heavily dependent on it) is a brutal concentration risk. If you miss rent payments for half a year and the tenant leaves the house in need of renovation, the whole house is lost.

Apart from that, the current plan already exceeds the permissible floor area ratio. Is a semi-detached house even allowed on the plot?

I would take two steps back and think very carefully about whether you really want to commit so much and take such a high risk just to own property.
There are still a lot of compromises (still commuting; so the location apparently is still not optimal for you despite the high land price).

Maybe you need to rethink the matter somewhat differently, e.g. completely change the region including the job, or just rent.

Regarding the planning construct, I did not ask for advice, but thanks anyway. I merely answered Katja’s question about the reason for the plans. The plans have been coordinated with the bank and tax advisor, but beyond that, I don’t think I have to publicly justify myself. This is surely highly dependent on the region and demand, isn’t it?


I am a) not stupid and b) have read the development plan. A semi-detached house is allowed.


Our life plan is not up for debate here, only the floor plan. We live where we want to live. Period.


On which planet are you living? I find your suggestions completely intrusive and off-topic.

Somehow I sensed it. I really appreciate forums for sharing collective knowledge. BUT: as soon as there is an opportunity to raise a finger and answer questions that haven't been asked, the smart alecks come along and lecture you. It’s annoying!
