Floor plan design for a semi-detached house 17x10m - Best space utilization?

Floor area ratio = 0.35 x 479 = 167.65 / 10 = 16.7. Do we still have to cut off 30cm? How thick is such a wall in the middle? What about [Stellflächen], terrace and paths?

You mean the building partition wall? In the presented plan it is shown with 2x 24 cm sand-lime bricks and a 3 cm gap between them, if I am reading that correctly.

A nice terrace with a small garden attached is enough for us

That is strikingly true. The plan for the expansion reserve has not been recorded yet. But it is supposed to look like that then.

A quick question about the parking spaces. There are 2 spaces arranged one behind the other on each side.

- Are you aware that a lot of maneuvering is required there?
- Is the front parking space even recognized since it can only be accessed via the other one? What does the development plan say about this?

That's why. There's exactly 16.7 house width if all other walls are roughly 40 cm. But what about the terrace & co.? Don't they count?
