Floor plan design for a semi-detached house 17x10m - Best space utilization?

I feel the same. If we were loaded, we wouldn’t have to build a semi-detached house either (this is due to the absurd land prices here in the region – either we sell one half after building or rent it out, then it will belong to us eventually... that’s the plan. Unfortunately, a single-family house on the plot is not an option for that reason). Therefore, I have to stay realistic and keep the red pen ready. It would only work if you stole the child’s sleeping niche that you drew, then you would have a laundry closet. But that would be a luxury for me, and if we’re sweating over a basement, then it had better save me decent space on the ground and upper floors as well. Better fewer, larger rooms than such fiddling around...

As said, consider a laundry chute, where you can throw the laundry from the upper floor and also from the ground floor into the basement. You can even do it from the children's room and it doesn't cost a fortune.

Because when selling a semi-detached house, we are of course also selling shares of the land, and probably still with some profit, given how overheated the market is and how desirable the location is. For us that means: half the land price plus the house price = affordable. Full land price plus house price = not affordable. If the rental income together with the tax savings covers the repayment and interest rate for the second half of the house (according to our calculation it does), then it works again and we save a) the speculation tax on the profit and b) eventually end up owning 2 semi-detached houses at the end of the term. (Why make it simple when it can be complicated...)

480sqm, so there’s hardly anything left of the garden anyway - we have a semi-detached house on 460sqm, 12x7, 1.5 stories with a converted attic. No basement. The space is more than enough for us - what do you want to put in the basement anyway? I mean, what wouldn’t fit in the attic? Wouldn’t it be an alternative to store the stuff upstairs instead of a basement that you painstakingly saved up for, and spend the money on other nice things instead? And if you want to use the basement as you wrote above as a guest room/hobby room etc., why only a pull-down staircase?
