Floor plan design for a semi-detached house 17x10m - Best space utilization?

We have clarified this with the building authority; trapped parking spaces are allowed. The arrangement is not yet completely fixed; with a gable-side entrance, one could also plan a parking space perpendicular in front of the house, you just have to designate them. Whether they will actually be used that way later is another matter.


I need to check the development plan again tonight; I don’t have it exactly in mind. There was something about allowed exceedance...

Here no one thinks you are stupid just because you ask. 30% of users wanting to build have not sufficiently dealt with the development plan and costs, so one should always ask questions as a forum member – and asking questions should also be considered legitimate and free of judgment by the original poster, after all forum members also answer questions and take time for you.

I, by the way, would prefer to have more than half of the house including the property and look for a target group in the rental market that accommodates slightly fewer than 4 people, for example a couple or so, who can manage with less and have double the income or pension.

I believe it will be difficult with pensioners if no elevator is planned.

There are still 60-year-olds who see themselves well in this situation... even if not all and also little communication here in the forum.
Personally, as a landlord living next door, I wouldn’t want 2 children in a 90sqm garden. I had that with the terraced house: neighbor with 2 children – at peak times in the afternoon there were up to 7 children on a small terraced house plot.
But everyone has to decide for themselves... I don’t want to be patronizing now, just because I can speak from experience.

Is a house width of 16.70m really being discussed here? Then the parking spaces on the gable side can be removed, because then there will only be 3.15m left for parking space and the path to the front door. The one on the south will always have to reverse park to be close to the fence and still be able to get out of the car. Or the entrance could be made facing the street.
