Baden Württemberg. Near Karlsruhe and The architect is not an older gentleman... So you mean that €540,000 is rather underestimated? According to the architect, the average values are the current ones for medium standard.

I don't really know much about BW, but purely mathematically I don't necessarily find the costs for this living area to be tightly calculated, even with a garage, etc. Of course, more is always possible.

For living space of medium standard, calculate about 2,800 ... Basement minimum 70K and built masonry garage about 50K ... for individual contract awarding ... General contractor also wants to earn something ... so I already say 600k minimum!

Where in Karlsruhe are you building? 475€/qm3 seems ambitious for Karlsruhe. Or was that without additional construction costs? We are also building in Karlsruhe with an architect and calculate about 620€/qm3 and we are within the cost estimate. The standard is of course not the lowest, but I assume you are also not choosing the lowest standard if you went to the architect for the sake of the "look".
