Sorry, Ramona, but I'm afraid this is not the dream house one wishes for. It’s best if you just write down your wishes in text form and go with the list and your site plan of the property to an architect you trust. We will then be happy to review the result with you.

We have scheduled an appointment with an architect next week. So just a general introduction and to gather first impressions and also get an idea of the costs. We actually don’t want to spend more than €500,000 on the construction (€400,000 loan and €100,000 equity). If I now also budget €50,000 for an architect, it actually restricts the house even more than I already feel it does :oops:

Or am I wrong with my half-knowledge googled and is the architect cheaper? I've always read something about 10 or 12 to 15% of the costs o_O

If you build a house, you definitely need a certified professional who submits the plans to the authorities on your behalf. This is often the architect. General contractors (GUs) also usually work with architects who create the plans. So, to put it briefly, you have to pay this person anyway. However, in my experience, the work ethic is not always what it should be. If you present a sketch, the planner does not think independently but merely copies it. Therefore, it is best not to bring anything except the list. This way, he has to think for himself, and after all, he studied for that. Be careful when commissioning the architect. Oral orders are also considered given! Look at what he has planned so far, website, references, possibly also the companies he works with. It also has to fit on a personal level. If you are not 100% convinced, keep looking.

So I can probably assume that the price a carpentry company names to me for the house as a “shell house” already includes the costs for their own planner, and if I just go there with my sketch, the sum will be higher than if I present the finished plan from the architect?

I can't tell you in detail how the companies' prices are composed. If the carpentry company always works with the same architect, they might look weird if you bring your own. Just as well, the architect might have his own carpentry company he swears by. The only thing that helps is asking and comparing. Always address such things clearly and explicitly. You can hardly bluff with construction. For things to run smoothly, everything has to be well-oiled, if you know what I mean. What it costs, costs.
