My parents bought a brick-clad double garage (masonry) with a sectional door for just under 20k€ 17 years ago.

Exactly. That's why I can't expect a brick double garage on uneven ground to cost 20k€ in 2018 when this price was already called 17 years ago. But who among us hasn't miscalculated one position or another :-p?

That's right. For 20 you won't get anything. Garage has foundation, floor slab, walls, often a roof, ceiling, windows, if applicable, screed, electrics, gate(s), door..

In total, you're easily at 30-40 thousand.
