Well, it makes a difference whether it's about 6m to the property boundary or just a picket fence and a shared wall. Or a roof that is continuous, etc.

What are the basic dimensions anyway?
A few reference measurements must also be included, e.g. the width of the dressing room as well as the bedroom, then the kitchen...

A Jette-Joop house DOES NOT work on a small area... a small area here would already be the ~70sqm living space on one level.
For me, it all looks very tight and cramped when you consider that the kitchen needs more cabinets and rather has to make the room wider/longer.

Two doors in the family bathroom: much discussed in other floor plan threads - just read up on it.

I don’t see a wardrobe for four people.

Basically, you want too much on a small floor plan - that cannot work adequately.

If I take the estimated interior dimensions of 9 meters, then nothing works at all.

For comparison: Our house has 1 sqm more gross floor area, but only 132 sqm of living space. There is no airspace, no technology on the ground floor, and significantly less hallway space on the upper floor, but more space in the rooms. Subjectively, we therefore have "more space" than with your solution.

By the way, our plot is even 20 sqm smaller and we are happy with it, although the format is also different.

Bathroom solutions with two doors always seem unfortunate to me.

And then I looked at the site plan: In my opinion, the house shape does NOT fit on the plot. One should choose an elongated shape, long side facing N/S, then you have your connection to the garage, although I once had a heated discussion about this passage here in the house construction forum, because in most cases a) it is unnecessary and b) it ruins the rest of the design.
