Final stage floor plan: Is there still potential here?

How big are the children's rooms left when you remove the partition walls? I only get about 11m² here. And there are still sloping walls involved. I find that quite small. I would rather skip the dressing room - but of course, everyone has their own preference.

Moving the door would be easy.

Including the boxed-in areas by the beds, Sketchup shows a remaining size of 13.55m² and 13.36m², pure floor area without wardrobes and the like.


If I add the extra gable on the stair side of the children's room, the sizes change to: 14.66m² and 13.78m²

Yes, moving the door ends up with the staircase going directly up right by the door entrance again. Also, I find it impractical to walk upstairs from the kitchen.

From what height do you box in the walls? 1m? Then I’d still find it okay. Shame about the low knee wall.

The first black bar directly on the exterior wall creates a 1m wall height and the second one in front of it reaches a 1.30m high wall. Exactly because so much space is wasted, we want to add an extra gable on both sides of the roof. The gain in space is definitely not negligible.

I have now tried, as you suggested, to use the space of the gable more efficiently. It is now in a high-traffic room.

What I don’t like 100% yet is that you might have to be careful at a sink because of the sloping roof behind it. According to Sketchup, the sloping roof, measured centrally behind one sink, is 1.76m -> I am 1.72m "tall", my girlfriend is 1.60m.
The sloping roof is 85cm behind the sink towards the bathtub.

There is now a "Abseite" in the dressing room.

The square meter numbers are not correct, you can recess more or less, which can only serve for more placement area.
Living space is only calculated from 2.00 meters or 2.30 meters upwards (depends on the federal state, I believe).
If we take a rounded 4 x 4 for the room on the left and subtract the sloping roof area that is under 2 meters (in your case 1.40m room depth, so 1.40 x 4), then you have 10.4 sqm.

The house is not very big! The majority of builders have a larger ground floor area because often a utility room, storage room and an office are planned.
I would say goodbye to the large staircase and/or the dressing room and/or move the bedroom with dressing room to the basement, preferably with exposed bands of windows.
I would say you should have a little crisis meeting and think about whether your wishes are worth giving the children super small children’s rooms before you continue juggling with incorrect numbers.
