Nope. In the rental apartment, I had 158 euros in additional costs. This included garbage, water/sewage, heating, building insurance, street cleaning, chimney sweep, property tax, general electricity.
Consumption electricity was extra, installment 70 euros.

Now in the house I have the following annual costs

Garbage: 224.16 (but all bins just for me!)
Water/sewage: 316
Property tax: 369.63
Building insurance: 285.25
Fire insurance: 132.27
Chimney sweep: 58
Heating about 500 euros for 2 tons of wood briquettes including delivery
----------------------------
158 euros monthly!

Consumption electricity including hot water generation is another 50 euros for 2000 kwh annually. We cover the rest ourselves via photovoltaics on our own roof. Total consumption in recent years: about 3200 kwh including hot water!

As I said, the reserves are not included there. In the 697 euro installment for the house that we will pay from next year (follow-up financing after 5 years), 3.25% repayment is included. Currently, it is still 2% repayment. Maintenance is included for at least the first 10 years because the house is currently being completely renovated, and the costs for that have already been factored into the loan. Otherwise, the installment would be much lower since the house itself only cost 139k euros. Incidentally, this is offset by a much smaller, worse renovated rental apartment without garages and garden, which had a much higher energy consumption, something a tenant cannot change. If I were now to compare a roughly equivalent rental property, i.e., a house, with my current house, the calculation would look significantly worse for renting. Because renting houses here starts at 1200 euros, which would be the low end. So, in terms of rent, I am looking at at least double the monthly expense.

We moved from Wiesbaden city center (Biebrich Rhine bank) to Bad Schwalbach, that's 23 km out of the city. So it’s really still close by. It takes about 20 minutes – my husband works anti-cyclic to rush hour and drives even faster at night or midday. That really still works. For comparison: by bus from Biebrich to the city center I was 45 minutes on the way... to the university in Mainz a little over an hour. Plus waiting times. Sure, you need more gasoline, but then there was the commuter allowance, and the next car will be electric, powered by electricity from our own roof. On the other hand, we now live beautifully in the forest, in a spa town and in almost absolute peace. How do you put that into euros now, I think that roughly balances out.

That would interest me as well. Why shouldn’t the building savings contract become due for allocation, since it is precisely timed to the end of the minimum interest period!?
