It can also be a bullet loan with a building savings contract, then for example the €236 is the savings rate and after that it goes sharply upwards.

But then it doesn’t work with a €1200 annuity loan. You have to add x euros for the savings phase. With a €400k financing, I wouldn’t let anyone scribble anything down but insist on a financing offer including a repayment plan. Every random broker offers that and you have it in writing. Now we are stumbling in the dark.

Right. I haven't recalculated it. I want to tell the OP with this that recalculating is always better.

I did the math again briefly: 1.35% on €100,000 is €112.50 interest per month. That leaves €152.50 to save into the [Bausparvertrag]. After 15 years, that amounts to €27,450, without interest. This might be just enough for 30% [Bausparguthaben] by the time of allocation maturity. So it would be a possible model. Please take a close look at what is being offered to you. With a [Bauspardarlehen] of €70,000, the monthly burden could easily double, just for this component.

And the [BHW] is a [Bausparkasse], so the model is quite likely.

yes...thanks... hopefully I will know more on Tuesday. However, I can't imagine being told that you will be finished with the installment in 30 years if something dramatic would change after 15 years.

Especially since for all blocks it was shown on a timeline how the interest rates change after 15 years and after the entire 30 years all three components are paid off.

But nothing has happened yet, as it was only a rough calculation and the next step is of course the exact financing plan. It would just be very annoying if you come out with such numbers when it does not correspond to the truth at all.

You will be finished in 30 years anyway, and the interest rates are as stated. Only the monthly payment suddenly changes, then it fits with the 30 years again.

I had exactly the same case in 2 conversations with banks back then. It was said that it was a building savings contract that would repay the loan after 10 years, but the total rate at that time was withheld. After doing the calculations at home, I found that the rate then increases by a full 30% so that the building savings contract can be repaid according to the bank's requirements. To my knowledge, building savings contracts always have a minimum rate for the loan.
