Maybe do it or alternatively take a longer fixed term of up to 30 years.

I have now simply put the cart before the horse. With a loan of 405,000.- and a constant payment of 1,253.-, I get an interest rate of 0.73% over the entire term for a duration of 30 years (remaining debt = 0). So something must be wrong, which your feeling tells you immediately...

Actually, the topic is totally simple in terms of calculation, but every financial service provider makes a huge science out of it and I don't understand that in return.

15 years fixed with a lot of repayment and then a large uncertain amount is not an option, as I want as much interest rate security as possible and now want to know what I would have to pay in the worst case.
