The lady had no concerns... I wouldn't either, if I assume a commission in the range of 4-5TEUR.

Of course. It is also known as subordinated financing.

DSL also likes to do this in combination with Hanseatic Bank.

In his case (20k loan, with 160 EUR and 20 years term) that results in an effective interest rate of 7.4%.

I wrote that further above. For the building savings contract, 1.3% commission. The 4K is definitely exceeded.

The EKED also probably adds a few more euros on top.

And they also earn a bit of commission on the house construction kit.

I don't really have as much knowledge about financing as the experts here, but I wonder: Why is there such a desperate attempt to set up a financing? Have your data so far been checked by a bank etc. with all your current monthly costs, or have you just been somewhere once to get a model created? For me, that would be way too many components just for one thing! Here I wonder what you have learned? When you read through the multi-page post, it seems like an even bigger question mark to me.
