Well, I did mention:

"""Now only people who earn accordingly (> 7k monthly) or those who have never earned well and never will. can build.
Because they take out a loan now, pay the installments until they can't anymore, and then the house is sold. Done. Until then, they (hopefully) lived well in the house and enjoyed it."""

No, seriously... Nordlys has shown with his building project that it can be cheaper and more reasonable.

And when I hear the much-loved Konrad Fischer here, you can also bypass the Energy Saving Ordinance as soon as one of their "prescribed 'technologies'" does not pay off financially within 10 years.

So, everything is doable. You just must not let the media and lobbyists convince you of everything without question. Think for yourself and act for yourself. Then it will work out.

Unnecessary interference in the market economy. When the municipalities were broke, they sold off their huge property packages. For a song. Of course, there was a maintenance backlog. So what was done, a little money was invested and rents were raised. A clause should have been included. Maximum rent plus amount x for renovation. Now everyone is screaming again.

A lot is getting mixed up here. In northern Germany, sloping sites are certainly less common for building plots. In southern Germany, depending on the region, however, this is very often the case. Flat building plots are very popular and scarce. This fact alone can already cause additional costs of several tens of thousands of euros, even with inexpensive execution (retaining wall, earthworks, excavation, etc.) and own work. And the landfills in BW are currently quite expensive regarding prices for excavated soil that cannot be disposed of or used otherwise.

Price drivers also include the standards to be met, which also affect social housing. Here I wish for a bit more pragmatism.

I'll give one example: drywall wooden ceiling: D. is clad with drywall, putty applied 1000 times, sanding, painting, possibly fleece. For the ceiling, Heraklit sauerkraut board white is used, done. K.
