I think I would have rented for a few more years if there had been something in the right size. But there are no intermediate sizes between a 4-room apartment and a house. 5 rooms (without a garden)? Simply doesn’t exist. Now I pay as much interest for my house as I previously paid for cold rent, and that with 6 rooms + a basement instead of 4.

When thinking about real estate in general:

Anyone who fulfills their dream of owning a house often burdens themselves with debt for at least 20-30 years of their life (depending on capital). These debts often have to be paid off while stuck in the job hamster wheel. In the end, one leaves a house to their children, and often the kids don’t want the old shack and get rid of the place.

When you really think about it, it’s actually nonsense, unless you can truly afford it without any problems. But that is not the case for many. And future value increases in real estate are not guaranteed anyway.

The truly wealthy often live in rental homes themselves and rent out properties that pay off through the tenants if located in good areas.

The tenant is therefore paying off the house to the landlord. Then it is not smart to rent but smarter to pay oneself off. And 100 thousand marks of debt was a lot of money in 1998. Now after 20 years, only 10 thousand euros remain, a nothing, every Hyundai I 10 is more expensive. Note. the debt does not participate in the devaluation of money. K.
