Yes and no. Requirements change anyway. You first have children, build a nice single-family house, upstairs 2 children's rooms, parents' bedroom and bathroom, downstairs living area. Boom, the children are 20 years old and move out, you have all upstairs empty. You get older, can't climb the stairs anymore. etc. That's why we live in our third house. .....

As hard as you calculate it at the beginning, in the end it often doesn't turn out that way.

The debt should be settled in about a year. Currently, out of a 63k property, 6k is already paid off. Ancillary purchase costs are also already taken care of. In a year, another 7k will be paid off -> 13k that should count as equity. Then there's also a construction subsidy from mom amounting to 25k. Maybe after her good education, she will get a well-paid job and work it for 1-2 years. Then more can be saved, and maybe with the equity available by then, construction can already begin. Let's see how things are with interest rates and construction costs in 2-3 years. It can't stay like this forever (building expensive, interest expensive). By then, he might also already have the next job where he gets 30% more salary as team lead, and then both of them dare to do it with child and construction at the same time. Mom won't be out of the job forever either (if she doesn't want to be), there is parental allowance, which can be split over a few months if necessary. We got through our first construction with that, knowing that during the parental allowance months we had to tighten our belts a bit. But afterwards it was comfortable. This is just a sample scenario, but today I wouldn't worry about a "high-risk pregnancy" of a 36-year-old when so much water will have flowed down the Rhine by then. :)

I would also sell the house right away when the kids are grown. Two people don’t need a house with over 100sqm and a plot of land that always needs maintenance. I’d rather hang out in the pub or a restaurant later on and not have to take care of the garden every Saturday and clean two floors.

A garden is exactly the nice thing about a single-family house. I can't understand why everyone wants to move to an apartment when they get older, where you sit on your 6sqm balcony in nice weather. And if you don't build the house too big in your youth, there won't be much empty space. Building a house before having children would also be my preferred option. Building a house takes a lot of time and attention, even if you hardly do any work yourself.
