Design for a single-family house with 160-180 sqm - suggestions for improvement?

So am I right in assuming that this is your property and not just half of it?



Man, the way I have to drag everything out of you, this is really getting too stupid for me.

Correct. Sorry, I thought that was clear from the plan. No idea what the black line represents; it is not a boundary. The plan above is north; the slope rises towards the southeast.

In principle, I find partially integrated garages in the house much more harmonious in terms of appearance, but as already mentioned, you bring a dirty area into the house.
Regarding this property, the southwest corner of the house would be far too precious for a garage for me. Here you have the evening sun in summer, and the terrace is already shaded.
Kaho’s idea of using the basement for living spaces and maybe having a connection (stairs in the garden) between the two terraces is charming.
If the driveway must absolutely be from the west, you could also consider a protruding garage with a roof terrace accessible from the ground floor. Both concepts would allow placing the stairs one above the other in a sensible position within the house.

How about placing your house on your property? That would have saved a lot of confusion.

I would still only plan with parking spaces in the north. I find having to park slightly around the corner less dramatic than the hundreds of thousands you would have to pay for an unwanted basement with a garage under the house.

I would rather invest the money in an elegant multi-level terrace that connects the ground floor and basement via stairs.

The idea of having the garage in the basement was proposed because it supposedly does not cost significantly more than omitting the basement, building an additional garage, and having to level the terrain. However, I have no idea if this is really true. The idea of a roof terrace on the garage I find interesting. Is something like that easy to implement or does it cost significantly more than if it were fully integrated into the building?

However, it will be significantly cheaper if you only build one UG and one EG. A UG is not a basement. It is a full floor with living spaces on the light side and utility rooms on the earth wall.
