The Westerwald is already "full enough" with weekend houses from Düsseldorf.

Did they demolish and rebuild, or renovate? I honestly don’t quite understand the fuss if an existing building is brought into better condition. It’s already there anyway. What does it matter to the authorities if in the future it consumes less energy?

They wanted to renovate at first, but then the condition was so bad that everything except the basement and the foundation walls on the ground floor was redone. You misunderstand. The problem is not the renovation, but the use by non-farmers. The buildings were approved exclusively for operating an agricultural business. And that is not so easily changed. A farmer who wants to take over may also renovate and possibly extend. But that requires agriculture as the main source of income.

He may also build a hall or even a second house for the children. A private individual does not even get a conservatory approved. We have acquaintances who live in a large manor (owned by their parents). There is dry rot in it, and in part of the house the ceiling has even collapsed. There is no money for renovation. The place is a listed building. They have a huge property but are not allowed to build a residential house on it. The farming was abandoned years ago.

It is simply the case that arable and pasture land is a finite resource. Once cultivated, it can never be used as arable land again. We have all probably noticed that global supply chains are vulnerable. And Brexit also clearly shows the empty shelves. Not to mention the ecological aspects from biodiversity to sealing.

A vacant farmstead uses no energy at all for its decay.
