Renovating the house - What do you advise me?

Hello, of course the costs for obvious construction defects/construction faults are taken into account. But what about the costs for the floor plan changes? Are the costs, e.g. for facade insulation, generally deducted from the market value? Or for the energetic renovation of a roof (not just the costs for the leaking spot)? I don't believe that these costs are standardly included in a valuation report. Best regards

„Parcus“ and I have, imho (in my honest opinion), explained what is to be understood by a Wertgutachten, what to consider when buying an old building. If you connect your questions with the hope of buying an „altes“ Gemäuer and reducing the purchase price by the effort (to renovate it into a new building according to the latest Erneuerbare-Energien-Wärmegesetz and Energieeinsparverordnung), the seller will most likely write the above 4 letters on a piece of paper for you; he will hardly be able to speak

okay, then I'll try a calculation example:

The seller wants:................................200,000,-€
My cost estimate for the renovation...60,000,-€
My cost estimate for modifications........20,000,-€
Costs for the service phase according to HOAI.....4,000,-€

Valuation report.....................................140,000,-€

Negotiated purchase price........................160,000,-€

Financing........................................184,000,-€
of which 30% KFW 124...............................49,000,-€
of which KfW 152 energy-efficient renovation.....50,000,-€
KfW subsidy on service phase 431....2,000,-€
of which house bank....................................83,000,-€

damit liegt der teure Hausbankanteil bei nur noch 45%

Ersparnis 184.230,- € - 153.295,-€ = 30.935,-€ nur an Zinsen

Gesamtersparnis schlappe 73.000,-€ zur Erinnerung der Kapitaleinsatz sind 2.000,-€

... and where does the €60,000 for the renovation come from now?
Does the seller pay it from the €160,000 he receives, so the purchase price of €200,000 is halved, or did you just forget about these costs in the financing?
