At that age, the ceiling height could be a problem. It may be that you have no room in the floor or ceiling to install underfloor heating or ventilation.

Insulation on the inside depending on the house.

Which region do you want to go to? If you let everything be done, it might possibly exceed the budget.

I have already seen a property with a ceiling height of 3.10 m that we would have liked (although of course it's still too early to look concretely)

yes. the higher the better. years ago, an acquaintance inherited the old house from his great-grandfather, who couldn’t even properly level the uneven floors. ceiling height was mostly under 2 m.

here in the village, acquaintances renovated almost everything themselves. it requires willingness to compromise. house built around 1900. bricks. stone by stone handmade back then. so insulation and installation layers were built inside. leads to small rooms. windows were not off-the-shelf, stairs narrow and steep by today’s standards, underfloor heating was not possible, but normal ceiling height. it succeeded, really cozy and façade preserved, apart from the energy saving regulations it doesn’t really meet what is considered a must-have today.

look at the location, you’ll find a solution for the rest. distance yourself from modern must-haves.

Yes, we definitely need to rethink this. Ideally everything, but we're not in a "wish for it" situation. ;)

However, we will definitely consider the ceiling height when looking for something. That's a good point. Especially with the ventilation system, I'm not sure how that can be combined with renovating an old building. We already had all the holes for the ventilation system in the delivered concrete ceiling. The pipes mostly run through the ceiling there.

The combination of ventilation/air conditioning is definitely one of the major pros that speak for new-build gimmicks. I wouldn't need everything new and perfectly smooth, but the comfort of always having pleasantly tempered rooms, also with comfortable humidity, is really a dream. You only really notice it when you come back to houses where it isn't like that. It's not just warm in the house, it's simply pleasantly warm. Evenly throughout the whole house. You don't open a door somewhere and walk into a cold corridor anymore.

If it can be bought with money, I'd gladly "take it with me" if we move again.

Maybe you don’t need an air conditioner at all. During the time you’re searching, all sorts of things can happen. Thick stone walls, large house tree in the south, thin half-timbered structure, building materials from the 40s, or a 60s stone house.
