Cost planning - core renovation of farmhouse / country house

We would like an old estate farm / farmhouse in a secluded location, ideally with outbuilding(s), and are looking for something that has not been extensively renovated yet, therefore affordable, as we want to carry out a complete renovation. Offers here in the area for properties that might be suitable for our plans are possibly between 200-300 thousand euros.

Research into technical planning, facts, and their deltas alone means a considerable additional effort in service phases 1 and 2 compared to a new building, which easily brings the project into the privately insured zones of the HOAI.

These objects are usually located outdoors. There's no such thing as "just rebuild". Different rules apply. By the way, in the outdoor area (= farmstead), the core renovation you are considering is also regarded as new construction – meaning you need a building permit, otherwise it's illegal construction. Just so you know ;) .

I knew that you can't just build anywhere in the outdoor area, but I had assumed that farmsteads or farmhouses could be renovated. However, when it comes to demolition, I did wonder whether you would have to get approval for new construction. I guess that's been clarified now.

It's not as if new development areas are booming everywhere because life there is so much more beautiful than in a detached property with a large plot of land in the countryside.

Does anyone know if building in the outer area is easier when aiming for a "landwirtschaftlichen Betrieb"? And what scope is necessary for that? So what would it be like if you breed rabbits? How many do you have to breed?

Well, I could imagine having a small egg business. If money and space were no issue, we would definitely like to have our own chickens anyway.
