I don’t mean a formal outer area, but the settlements on the edges of cities and towns. These are small villages with about 50 houses, which are practically independent, adjacent districts (old mini-villages that have simply been incorporated). You can let yourself run wild there, it’s not a formal outer area.

I don't know where the idea of the outdoor area comes from, but I never actually said that I am looking for something in the outdoor area (?). I am just looking for a property that can be renovated and is in a secluded location, so you don't hear anything from neighbors. The outdoor area was never mentioned. Maybe I misused the term "Resthof." The properties are often listed under such titles.

Well, estate farm = outdoor area = cheaper entry price.
More rural outskirts = village character = high land prices. With 1,500 sqm of land, the first 300k € can also be eaten up here.

There is no isolated location in the village.
Edge of the village with neighbors to the left and right is not an isolated location.

Fascinating that someone would want to live like that and acquire such a property. I lived for 7 years in a large residential building (approx. 500m² potential living space) of a former mill in family ownership. An outbuilding that was used as a factory and until the flood of 2002 as a restaurant is also present. The whole thing is beautifully located on a stream, with a large estimated 10,000m² plot, 3 ponds. The village center is 2 km away. The neighboring village is separated by the stream and forest. There were a few other tenants in the building, but apart from the sound of water rushing, it was otherwise pure silence. Except for the internet connection, it already tends in the direction of Kati's dream property (normal ceiling height, no outdoor area and yet secluded). I found it terrible. Shopping options were hardly available, we are not club people either, maybe it would have been different with a child, but at that time we hardly had contact with the villagers. In the 7 years I never even got to know the neighbors because you had to drive everywhere by car and then just drove through the places. In addition, the roof still contains asbestos, the dry rot is only stopped, the monument protection agency also wants to have a say. Everything you put money into there would afterwards not even be worth half. You should consider that with such "lover's objects". We are already dreading it if my wife should ever inherit this property. You can't even begin to determine what you can sell the property for and whether the still outstanding loan will be covered or not. Mother-in-law listed the property a few years ago for a high six-figure sum - I wouldn't have bought it for 200k.
