In the 2018 situation, the A13 position was certainly quite secure, and corresponds in income roughly to a salaried employee’s salary in the range of ~80,000 gross. These are, of course, above-average incomes, and the bank knows that as well..

For all non-civil servants in the public sector, the picture may already look different. Take A13 teachers and TV-L teachers: the nearly 1,000 euro net difference will not necessarily lead to the same building opportunities despite job security.

Without large gifts and inheritances, it has become significantly more difficult for many income groups to acquire property due to the extremely high land and construction prices. Only high and secure incomes can still compensate for this.

If you look here in the forum at the recommendations (100x Hamburg income as maximum credit limit) and the average building and land costs, and combine that with the income distribution in Germany, building remains difficult for many.

And the caution of the banks will now increase further. While a high civil servant income certainly helps, other 100% financings may no longer be so easily enabled, and there will also be a rethink among demanders during the crisis. With low incomes, terms of 35 - 40 years at low repayment rates quickly become tight if the golden years of recent times do not definitely return. The vague idea that prices can only rise and that London and Paris are even more expensive ultimately does not change the fact that one cannot financially grow beyond all limits.

Is there still any advantage in being a civil servant when applying for a loan in 2020?
In terms of interest rate or loan amount, etc.?
