My statement basically referred to the fact that child benefit very much belongs in a household budget. It is clear that it should not be calculated over the entire term. This is called a life phase concept. Every bank is obliged to take into account the changes in income and expenses known as of today. And of course, child benefit is not calculated over the entire term. How the individual advisor handles this is another matter.

In our example, child 1 is now 14 months old and child 2 hatches at the beginning of June. Therefore, we can actually "count" on the child benefit over the desired 20-year fixed interest period. But it must also be clear that this amount is initially missing when refinancing. However, basically, one can also talk about further career steps and, above all, a full-time job for the woman.

Interestingly, the household calculation showed the following: Child benefit: €400 Costs for children: €300

In this constellation, you make a "profit" of €50 per child.

Including child benefit is legitimate. It is a state-guaranteed benefit over decades. If the entitlement to child benefit ends, the child is usually also economically independent, i.e., child benefit is excluded from the household calculation, but costs for the child are as well.

Childbuilding allowance is a subsidy without a legal claim. It can be approved, but does not have to be. It depends on many factors that the bank cannot easily verify and can only be applied for after the loan approval and the subsequent construction/purchase. I wouldn’t include it; I would find that unprofessional.

We owners are absolutely privileged, as we are clearly better off in retirement than tenants.
That should never be overlooked in the discussion.

Of course, it should be included because the whole point of the Baukindergeld is to help threshold households into their own four walls. So I see no reason to simply disregard a statutory subsidy of 24,000 euros for two children. It is not a goodie on top, but a deliberate boost. And whether I meet the requirements, I know before the start of construction or the construction financing advisor will check this before including it.

But unfortunately you don’t know if the fund is already empty upon move-in and the applicants therefore come up empty-handed.
