That's true, but nobody says that either. I'd rather pay 1% than 2% interest.

That's true. But you never catch the "right" moment. If you wait for the perfect interest rate, the property is gone or the disability insurance eats up the saved interest with a higher price. When I go to buy something, I always say that I only discuss the price once. Either a good and realistic offer right away or that's it. I've been doing well with that approach in construction and at the bank (on the seller's side) for over 20 years.
