What exactly needs to be substantiated? The equivalent value exists in the form of the property! He could also forgo building the house, mortgage the property for 100k, and go buy himself a Porsche with it.

I would like to emphasize once again that these, of course, are only example numbers, as Musketier pointed out. What matters to me is the question of how the equity is calculated or what I declare to the bank as equity before the financing.

Musketier, do I understand correctly that at the beginning of the project I would ask the bank for around 5,000 with the reason that I have already made more advance payments than I wanted to?
Right now, this is the only way that makes sense in my mind. Is this the usual way?

Of course, he can go buy a Porsche with it, but then it is no longer a construction loan and therefore runs under different interest conditions.
It’s no coincidence that many banks no longer include things like a kitchen within the scope of a CONSTRUCTION loan.

So why make such a fuss over a paltry 5k when you can easily borrow this amount cheaply within the family without stress?!

Oh Bernie, that doesn't help. This is not about a concrete 5,000 euros. For all I care, just imagine that I have realized that I not only need a kitchen but also have notary fees, court costs, etc., that the kitchen actually costs 20,000 and I have already squeezed everything out of grandma for the plot, so it's not about 5,000 euros but about a 15,000-euro difference that no one will privately finance for me. The question remains the same.
