May I ask how high your construction cost estimate is and which services you want from the architect? How much does the architect cost you? Do you have a fixed price offer or according to HOAI?

Approval planning up to building application approx. 8000€ Execution planning incl. execution planning approx. 12k Construction supervision again.... I think he charges 70% of HOAI We had initially roughly calculated about 38k gross with him. Construction sum incl. 80m2 garage approx. 360k (excluding incidental costs and architect)

What is included in the architect’s 3,000 euros? What is included in the general contractor’s offer? Basement, floor slab? Earthworks, sewer? Utility connections? ...? 3,000 euros for a house on a floor slab (without earthworks, etc.) sounds quite realistic at first, but ultimately you have to compare apples to apples and pears to pears. This means that as a client you are responsible for comparing the offers not only by price but also by scope and for services that are only included in one of the two offers/estimates to calculate corresponding deductions. That is the point you have to think about, the fee only comes second.

Exactly that was my question, which unfortunately has not been answered yet :) He had a book that said BKI on it - I googled it, it seems to be a "construction cost index"....

We will receive a somewhat more concrete cost estimate from the architect next week - he needs that for his bid submission. Then I can also post both here again!

If the architect is "on site" at the construction location, that is the most favorable – also for viewing the references – and precisely for knowing all the involved players.
