Your explanation here is still pending.
Would you like to finally tell us what advice you were given?

Did you receive a construction progress report?

Yes, true, just thought about it recently. So first of all, I read again what was on the invoice, it explicitly states advance payment of x% of the amount x. Since we haven’t agreed on any partial acceptance anywhere, I really assume that it is as you say. That the acceptance then basically takes place at the end of the house, and that this is also what is meant in the contract.

Yes, regarding the floor slab and everything underneath, it can’t be checked anymore now. According to the construction supervisor, that’s a shame because it is important, since after all the house stands on it. But unfortunately, nothing can be changed now. The first appointment is scheduled for next week. He wants to look at the shell and the roof up to the supporting battens. I am quite excited.

About a construction status report: No, we don’t have anything like that. I hadn’t heard of it before either. We were told that of course we will receive extensive documentation. But I think that will happen in the end. And there will surely be something about the structure or the execution of the floor slab.

But you’re right, I need to calm down... You just hear, read and see so incredibly much that goes wrong. And with such a large amount... I don’t want any damage that might possibly harm my wife and little child (e.g. mold) or something like that.

Ah, sometimes it’s hard.

The simple logical reason behind it: those who have no problems do not broadcast it to the world.

This should be found in the design plans and the structural analysis. Both documents must already exist now; building without them is not allowed.

As far as planning the construction is concerned, the "execution" is usually not documented by the construction company. You have to do that yourself (photos, photos, even more photos) or you commission a separate construction supervision.

A Bautenstandsbericht is a report on the status of work during the construction of a building. It provides information about the degree of completion of the property and serves the client as proof that the estimated costs are being met, and the construction financier that the requested interim payments correspond to the construction status. It is prepared, signed, and accompanied by photographic documentation by the expert third party commissioned with construction management, e.g., an architect.

[Bautenstandsberichte] are usually part of the contract concluded by the client with the builder or the architect, which is why they have third-party protection effects towards the client or the construction financier. Incorrect [Bautenstandsberichte] can therefore trigger liability of the creator.
