It may be that according to the construction service description, as he writes, the OP has 330,000 including the basement, but in the conversation "I want this, I want that," that is controlled residential ventilation, larger hot water storage, different heating, better KfW, etc., with a double garage and top-notch roller shutters, then the list of incidental construction costs compiled by the general contractor ultimately comes to 439,000.
That’s how it was – standard model house 08/15 construction service description 330k including the basement. The surcharges were then KFW55, concrete staircase, lift-and-slide door elements, ventilation, ceiling height increase, underfloor heating in the basement and so on and so forth.
That’s also why there is confusion in comparability – you have catalog prices and can logically just take the house exactly like that, then that’s how it is. If you’re lucky (like some previous posters) and that also happens to be what you want – then jackpot :D ;)
The architect also said houses with mid-range to upscale fittings simply don’t cost only 2,500 euros per sqm more – that’s why the 3,000 euros per sqm. If you now take the 330k catalog house as is, then it’s solid standard (that was about 150 sqm, so 2,200€ per sqm) – but not “state of the art,” since no KfW standard, no ventilation system, no underfloor heating in the basement, low ceilings, and so on and so forth.
