Hello, I would like to hear opinions on this. What do you think? Are there any suggestions for improvement? There is open space to the west, so we wanted the living room in that direction.

Warum ist der Entwurf so geworden, wie er jetzt ist?
We considered all desired rooms.
Access from terrace directly to kitchen and bathroom.

The main house shall be built with a gable roof to be able to use the space under the roof for boxes. The pull-out stairs can be accommodated in the long hallway. The part with the covered terrace shall be covered with a flat roof. However, we have no idea if two roof variants are expensive.
We also like a modern gable roof with trapezoidal sheet roofing. That should be quite affordable… does anyone have experience?
I have attached a picture of various houses that inspired us.

Does anyone have a rough price estimate? We are still at the very beginning and many construction companies are reluctant to make offers due to uncertain material prices.

Construction is planned for 2023.

The house has not improved. Please always refer to your other threads. It is better not to create any new ones about floor plan planning because designs develop and growth should be recognizable. Therefore, please continue in the old one.


That was in March!

PS: the more accurately you fill out the questionnaire, the more you can actually make use of it. As long as certain data is missing, the response will correspondingly be limited.

Narrow long corridors. A crusade, so to speak. Many long distances! Even where you should actually stumble. Bedroom/bathroom, bedroom/dressing room, kitchen/utility room. You can just subtract 2 sqm from the children's room. Lack of zoning: The sick/peace-seeker meets the visitor of the other in the corridor when going to the toilet.

alternative 1 Bedroom and children's room swap, but then the child lives facing north

alternative 2 Design the covered terrace at the back of a carport, since I want to shield the street side, but then the rooms in the east and south are lost

alternative 3 Plan the terrace in the west, then the path from the kitchen is longer and the roofing takes light away from the living room

alternative 4 Connect a mini-corridor from the living room with access to sleeping, bathroom, dressing room, then the child needs a separate bathroom, the rooms would again be in the north

I am really open to ideas, but it’s not that I don’t think about it. Priority is the covered terrace, access to it from the kitchen, and the living room facing west

I would have estimated this draft, after dividing its floor plan, not at 130 but at 200 sqm. If the difference doesn't even stand out to the OP in "3D" pseudo-reality, that only proves once again the validity of my eternal litany that such programs cannot instill a sense of dimension into planners who lack it. With such little pictures you can proudly run to your mommy, "look what I drew." But if you want to be able to build from little pictures, you better look under "Architect" in the Yellow Pages :)
