The property is approximately 28m and 35m long on the street side. On the west side, it narrows to 18m.
The exact site plan will only be available after the final development and surveying at the end of the year.

That would be the corresponding solar radiation…. Maybe everything should be reconsidered…

Here is my answer to your questions. I know... it looks a bit disappointing. But I am not creating dream houses in this forum that are unaffordable with the budget. The exterior dimensions are approximately 15.40 x 9.40. About 120 sqm of living space. An expansion in the attic creates a nice children's room, a shower toilet, a nice storage room, and an attic. With the budget, you can expand downstairs and lay the pipes upstairs and already finish one room (office, later children's room). If you are a bit more liquid in 10 years, a conservatory would be an option. The floor slab can already be built now, then it becomes a terrace. I didn’t bother with the windows now, they can be modified.

Consider whether you could get used to having an office in the attic. That would ease the space situation downstairs and make the hallway design much more pleasant. Always keep in mind that in a bungalow (even in such a hybrid) you run a lot through the hallways. So they should always have good lighting, not be cramped or convoluted, and look somewhat appealing.
