: before I put a few lines on paper, it would be interesting to know how high the budget is! The headline reads like modest, cost-effective architecture, but what came out is a two-story building with many rooms that are not even mentioned in the room program. The size now indicates a higher-priced project. Do you know by now WHAT or HOW MUCH you can afford?

The budget for the house is about €350,000
We have savings for the land and ancillary construction costs.
We currently live in an older house, which we could sell if necessary. With plan A, it is supposed to be rented out.

Good! Now that's a statement. You can forget the one from #79 and following. My tip: 130 sqm bungalow with use of the pitched roof (no separate floor, no separate roof. Also no additional flat roof, no complicated seams, corners or connections, but a pitched roof with a graspable slope). Use budget for sqm and equipment. 120-130 sqm on the ground floor with stairs to the upper floor for separate children’s room or office and storage room. Then there won’t be any surprises.

My biggest wish would be a covered terrace at the kitchen and the separation to the living room with a sliding door. Maybe that can also be implemented with the back of the carport.
The office on the ground floor would also be great, so that the upper floor really only has the kid’s domain.

Yes, but honestly:
You can also do terrace coverings, if necessary separately, and you can also manage a sliding door.
But none of these are reasons to plan dozens of rooms on 180 sqm.

If you don't finally find a general contractor or architect, you will never build, because playing around with floor plans will not build a house.

My tip (that's how we did it too): Find a ready-made floor plan from the internet that comes closest to your ideas. Then go to a general contractor/architect/... and have them review it and incorporate your wishes. This way, you get an idea of what is technically and financially possible.
