Good question. We are still undecided whether to sell with a broker or by ourselves.

Damn, a part is missing in my answer: For us, the point "fear of doing something wrong" would be added. Therefore, I would like to get rid of the sale.

I have often asked myself this question as well. From the seller's perspective = convenience Buyer = absolutely unnecessary expense

Example 1: Agent lists property. Spoke with private seller. Seller's price expectation was significantly increased. With the motto: every day a fool is born.

Example 2: Property listed privately online for 215k. The next day online via agent for 265k.

Example 3: 5.95% on 265k = 16k agent commission. From my perspective, the agent commission is absolutely disproportionate to the service provided. Even after taxes and deductions: what kind of hourly wage is that?

The market is being pushed by agents who sell properties at prices that were half as high just a few years ago. Even for rundown properties, exorbitant prices are being demanded. I am curious to see how this will continue. By the way, I do not believe that real estate prices will fall with rising interest rates.

Well then, it was definitely worth it for the seller to hire the realtor; if he can get 50k€ more.

The broker wants to sell, otherwise no commission. So he will advise the client realistically and say that this and that is what the market offers, let’s start like this and that, then we have that as negotiation room. Sometimes the broker also has the model commission-free for the buyer. Then the seller has taken over the commission... and possibly the property is more expensive. Real estate transfer tax. It makes sense to show the commission separately. It is always paid somehow. In every region there are reputable brokers, also with specializations. For example, if someone wants to sell an old, beautiful property, Engel and Völkers. Commercial properties well through banks. Middle of the road houses as well. Land through specialized brokers who come from agriculture themselves. For building land you don’t need one, it even goes away via Ebay Classifieds. Karsten

I find it absolutely unnecessary to hire a real estate agent up to a certain price range and then also in sought-after areas, especially nowadays (Internet).

If the location is in demand, the property will be sold quickly. Especially at the moment.

Personally, later on I didn’t even pay much attention to listings that involved an agent. That worked more than fine.

There are also real estate sites that focus on bids "without agents."

Especially for normal properties up to 500-600k, it is already very off-putting for many buyers to just spend 35k on a real estate agent.

And when it comes to viewing appointments... You can also hire an external "guide" for a very small fee.

There are no price negotiations anyway. At the moment, you pay or goodbye.
