Actually, I appreciate your comments - but sometimes you have a tone about you...... Or are you having a bad day? Apparently you really didn't understand my text - otherwise you would have noticed that I also share the view that with some people "the brain stops working."

So you can put the two-handed sword back in the closet and hopefully enjoy the beginning weekend with positive thoughts.

Hm... I actually had a sh-piep day, and working on Sunday is tempting.

Correct.
In addition, in this case the seller would have waived a decent amount of money.
We understand each other

Hmm, I only read here that the buyer should not be asked to pay - which I completely agree with. However, during our long search, we had quite different problems with real estate agents. They were 98% unhelpful, meaning they hardly knew the properties and had to forward every question to the seller. Then, of course, the usual sugarcoating of negative traits, often even to the point of blatant lies. Sales only to buyers who take out a loan with their own bank. Mass viewings and a €400 fee just to get on a list of interested parties, to name just a few examples of our bad experience. Where no real estate agent was involved, we always had very friendly viewings. I think the seller benefits from that as well. I therefore mean: anyone who has dealt with a real estate agent as a buyer will not put themselves or the buyer through that when they are the seller.

Or you would have simply paid 6% broker fee.
I don't know how it is specifically with you. But if the buyer starts to negotiate (in many areas), the next buyer who does not negotiate will be asked.
Currently, incredible scenarios are happening in the market.
