Let’s just leave the photo story aside for now (by the way, Zahedi makes it a big effort with home staging, several assistants, etc. for a whole day, so higher production costs arise there, comparable to a commercial shoot day)

My quotes from you/from you all have nothing to do with a factual discussion anymore. You have to realize that yourselves. I only tried to draw attention here in the forum to possible or definite costs so that a high commission quickly relativizes itself. Especially if an agent does not only have quickly sellable properties on offer but also some “skeletons in the closet,” whether that is due to condition, location, or purchase price. On average, the earnings are then average—whether for an employee, a self-employed person facing the tasks alone, or a franchise company with management. Not accepting a job is also not so easy.

@toxmolotow as well as , who, like me, see the downside, have withdrawn from this discussion. Why only? But I’m doing that now as well.

Off Topic: It is still repeatedly read that for many men, a fancy or high-quality car (precisely those that one can only afford through the company leasing) represents a red flag when they are even mentioned.

Hm? You argued that the real estate agent has high costs and supported this with somewhat exaggerated examples. Just because I and others have vehemently contradicted this with concrete numbers does not mean the discussion is becoming irrational. However, I find it unfortunate that things are put forward (e.g. too high costs for vehicles, drones, IS24, ...) that are then disproven, and afterwards the discussion is stopped with a reference to irrationality. That is not an exchange of arguments.

On the topic: The argument repeatedly made, especially by , in favor of the real estate agents is also: "Because the market is like this right now."

But the market is simply such at the moment that every nobody with a mobile phone and various typos sells a property in a normal to sought-after location, and receives massively too much money from the wrong side. Seen and experienced that way.

Sure, there are reputable agents, and sure there are those luxury properties for which an entire advertising day is justified. But that is actually rather the exception. And in the initial question I neither wanted to address luxury properties nor the unsanitary farmhouses in the countryside, but the main part, the mass market for the average person.

There are always exceptions, no question. But precisely because the debate is sometimes conducted quite emotionally, the "market" is obviously a very overcrowded trough, which therefore also attracts too many pigs. If the entry barrier were higher, or the seller were the payer, all this would thin out and the quality would increase enormously.

No single-family house in a good location goes unsold because the pictures are too dark or slightly blurry. It's that simple. I think the topic of "pictures" is absolutely overrated in this context. A real estate agent might hire a photographer to make it look more "professional" and to give the seller, who ultimately pays for this fun through the missed income (brokerage fee), a reason for their existence. But in my opinion, it has little to do with the sale itself. (Assuming a reasonable location.) We're not talking about a motorcycle, car, boat, hotel room, toaster via Ebay or whatever.. Question to the users here: Who among you would hire a real estate agent nowadays to sell a decent property (good location and good condition)? (Assuming you are not 100 years old and accordingly poor on foot or live far away from the property). Who would do it and why? I would actually be interested in that.

Yes, of course, you don’t make really big money in every case. But you definitely don’t have to worry about money, and that with a job that practically requires no prior knowledge or training. Others study for years or work themselves to exhaustion physically to earn less. It is clear that envy arises, especially when the work is often done carelessly.

No, as you can see, I put a question mark everywhere, because I simply don’t know exactly how much these things cost. However, I know that for a freelancer it’s not worth going out for less than 200€.

Sorry, it’s not like that here with us... we have a house from Viebrockhaus from 2014 (Bauhaus style), that is simply too expensive, although it apparently is supposed to be sold at cost price. It’s now been rented out in the meantime... the (good) broker has been dragging their feet with the property for 1.5 years. Other houses/brokers are the same.



Here in our area most income millionaires come from Lower Saxony. That is due to the proximity to Hamburg (-> good earning opportunities) There luxury properties are not a rarity.

For your information:
I sold my house myself in 2013 without a broker. It was in the sub-200,000€ segment. If I had to sell my current one, I don’t know if I would again do without a broker.

As has been said several times... If the location is bad and/or the house is in poor condition, you can find yourself in the lower price segment again. In such a case, an agent can make sense. Is your current house now in a bad location? If yes, then an agent might also make sense there. If it is in a good location, then I would be interested in your reasons for possibly using an agent... Asked quite specifically: What service does the agent offer YOU that you might be willing to forego 6% for?
