We sold our older property nearly two years ago. It is only 7 km to the city center, there are great bus connections and a highway access within a 10 km radius. Daycare, kindergartens and the like are available on site.
The layout of the house is unusual; among other things, there was a paneled wall in the basement.
Realtor No. 1 suggested HS. Remove the paneling and paint.
Realtor No. 2 said that was unnecessary work. The buyer would remove such things themselves if they didn’t like them.

Laziness prevailed, No. 2 was allowed to handle the sale.

After half a year and a felt 100 interested parties, we did not renew the realtor contract with No. 2 but removed the paneling and painted properly. We also enhanced the outdoor area with flowering plants and were brutally honest during the viewings we conducted ourselves afterwards.
Moreover, we always advised to consult one’s own expert.
Interested party No. 3, after one month of self-marketing, was the right one.
He liked the freshly painted wall (he loves white walls) and found our explanation convincing and proof that the house has potential.
He gave the flowers to my best friend for her garden. He only likes lawn.

Today only the foundation walls and walls in their original state remain. The house has become very modern and super nice.
I am always amazed by the transformation of the house.

We have become close friends and immediate neighbors by now.

HS can inspire a buyer’s imagination and should be used sensibly.

So I've never heard of the cardboard kitchen thing either, but with a freshly "made" rental apartment we took a closer look - wow, it was like at the flag (car) dealer, because the detailer once sprayed foam over the tires - fake as fake can, and after just a slightly sharper look some defects came to light that reinforced the impression - thanks, if anyone wants to feel free, we're out...

The "property manager" didn't understand it at all, but we still stayed polite, even though *this* company is quite known for "stuff" like that, unfortunately we didn't know beforehand that they were involved, otherwise we could have saved ourselves the whole thing...

...I also find HS completely fine. If the market should once crash heavily, that will become completely normal. Because it’s not always about covering up, but about showing what you can make of it.

I find much worse the agents who publish mobile phone photos in the bathroom with the toilet lid open and underwear hung up to dry.

Then writing something on the homepage about trust through professional experience and how fancy people appear at the viewing appointment to sell "gold dust."

Then still charging around 3.5% commission. Simply too lazy to work.

Just look at most of the shaky or uninformative photos on the relevant websites. Many agents can’t even manage that properly.

Then an agent makes an effort and recommends HS to the seller to wake the property from its Sleeping Beauty sleep.

He just wants to do something for his money, is diligent and makes an effort for it. Immediately people say here it’s only because of a higher price and covering up defects. Terrible!

I also renovated our place, arranged everything neatly and put a lot of effort into the photos and the right lighting.

In addition, I created a link from the platform to an apartment website I made myself with about 100 photos and detailed descriptions – sorted by rooms, outside/inside, etc.

That should also be expected as a customer if you want to spend so much money from the bank and pay off for what feels like 30 years.
