IMHO you are exactly naming the reason why broker fees should actually be paid by the seller. No question, a broker can be useful, but why here, as a matter of course, costs for a service that only benefits the seller should be paid by the buyer is just grotesque.The real estate agent realistically estimates the value, creates the exposé, screens the prospects, conducts the viewings, accompanies me to the notary. So, all useful things for me that the buyer has to pay for.
After all, I don't go to an appraiser as a prospective buyer, have a soil survey done, and invoice the seller for the costs.
As a buyer, costs for a service that I do not use are charged to me here. It is beyond me how one can even approve and find this acceptable as a seller.
I also don't commission anyone to mow my lawn (commissioning and use of a service) and have the neighbor pay for it, preferably with the note "You also benefit from it, it also looks nicer for you"...
