Well, that is very legalistic. The first contact with the broker always comes from the seller. As a buyer, if I had the choice, I would not want to use any service of the broker at all, because the added value for me lies merely in a few euros - attention via real estate portals and a more or less detailed exposé. The seller wins here, because he can achieve several thousand to tens of thousands of euros more, without, to put it bluntly, lifting a finger. Purely from common sense, therefore, it is always the seller who orders the broker.

We are building ourselves now, and therefore the proceeds from the sale serve as our equity. And that has nothing to do with scruples. We have nothing to give away and also receive nothing as a gift. And no buyer is being forced. Either he buys or leaves it.

First: It is not only sellers who commission the agent. Buyers also say: I want this and that, find something for me. Second: If all sellers were knowledgeable about real estate, market conditions, and prices paid, it would be difficult for agents. But that is not the case. That is why many buyers prefer to go "without," because they hope to snag a bargain that way. I do not want to defend all agents; there are some real wild characters among them whom you better buy nothing from. But you usually know the reputable ones in your region. Karsten

I fully agree with you on the maximum sale price. However, the broker’s fee is not part of the proceeds!

Of course, to each their own. Personally, I find this way of thinking unfortunate, but maybe I am just still too young and idealistic. I am curious what the situation will be like when I might have to sell someday.

You are right. But I am convinced that we did not sell at that price during that time. Therefore, our equity for the new project would not be as it is now. And that without having done any work.
In conclusion, we have more equity without work. I don't care that the buyer has to pay the commission. This is not meant to sound arrogant, but we simply have nothing to give away.

I have already hired realtors when looking for an apartment. Especially when I moved to a new city and didn't have time to search for an apartment.

However, I find it logical as well as legally very clear who hires the realtor and when. It's the same with rentals...
