But if your dream house could only have been bought through a real estate agent, you would either not have it now or would have had to pay the agent. Because if the house was interesting to others, you could currently have saved yourself a negotiation.

Due to the low barrier regarding the accessibility of the "title" real estate agent, there are of course many bad apples in boom times. I also wouldn’t go to a run-of-the-mill agent, but would want to see references etc. And unfortunately, elderly people are often the target group of fraudsters. It can never be ruled out.

As I said: I didn’t want to put up with people coming through my house. I simply didn’t feel like dealing with some people’s complaining either. And the achieved price is adjusted for location, condition, and size. And it was fair for both sides. It’s possible that I might have gotten a few thousand more. But maybe not. And if it doesn’t sell, the property gets burned on the market first.

A real estate agent does have many advantages for the seller. That the buyer pays him is of course unfair but is the current reality.

What you could do: you commission an agent directly and have him show you several houses and actively search. Then at least he has to earn the money.

What could happen if one does without a broker, for whatever reasons, could be seen yesterday in the special program Aktenzeichen xy in the segment "Rip-Deal". Those who wish can watch the show later in the media library.

The Rip-Deal targets human greed (and of course naivety). The greed is aroused during the sales negotiations and is only noticed when it is too late.

This is just as likely/unlikely as clicking on phishing emails or scammers on eBay. Of course, you have to use your head, especially with such a large sum. If something is too good to be true, it often is.

If someone wants to be paid the sum in cash and then falls for scraps of paper—well...

A lousy broker, who maybe even wants to "earn" a little on the side, is far more likely.

That's so much "old hat".... Years ago, when I listed my first house for sale, it already existed. Especially by phone - it was really annoying at that stage. But you’re supposed to have a brain for something, I think.

I'll say what I specifically experienced with engel und völkers. Totally professional. The property is thoroughly evaluated, meticulously inspected, and even the less favorable aspects of the property are communicated in the exposé through photos and text. The viewings are conducted discreetly and with decency; untrustworthy clients are not even allowed to view the property, they can sense that. The whole process is rewarding for buyers and sellers. That's how a real estate agent should be. Karsten

So what? What are you trying to say with that?
Realtors have been around longer than this thread has been.

But great that you know about it and have a brain.
However, I know from a reliable other source that quite a few people's brains shut down when you promise them something. Just as it can happen that an all-knowing person, once they have gotten a bit older, can no longer really make sense of everything that happens to them.
