Broker for owners - benefits / advantages?

So we sold with a real estate agent in the Bremen surrounding area. I also consider his commission (€20,000) to be disproportionate, but I also believe we wouldn't have achieved the selling price ourselves. My wife and I were about €35,000 below the selling price in our estimate of what we could get. Furthermore, the house was sold within a few weeks thanks to good marketing. However, it was also a good market situation. We had no work with it but also had a good/reliable real estate agent. And ultimately, the buyer counts. I would do it the same way again.

That is really a pleasant thing for the seller. However, I feel sorry for the buyer, who now paid €55,000 more for it, pays more taxes, and on top of that receives a worse interest rate because of the broker fees. Fortunately, I did not have to pay a commission, and in my current situation, I would also have scruples about charging the full 6% at least. I am simply more on the buyer's side.

If someone is willing to pay the price, then that was a market-based price, and no one needs to be pitied.

Hi, I think the costs of the realtor should be paid by the one who orders him! Automatically, the price-performance ratio would relativize itself. Because if the seller has to pay, he would think more about it and maybe arrange it himself. That means the realtors would have to adjust their prices so that they can even operate. And generally, why is it always calculated as a percentage? Just because the house is more expensive doesn't mean that the realtor has worked better.

Who is the client for the broker is already unclear. Because he is between the parties. The buyer responds to a brokerage offer from the broker, thus he uses his services. Since every buyer wants to negotiate, a division, for example, of the commission instead of a purchase price reduction is one possibility.
