Architect's house in Pforzheim - Offer too expensive?

Hmm yes, one could shift the whole wall further towards the entrance, but then the wife complains that the kitchen becomes too small...

The general contractor didn’t even include the roof overhang. That alone costs 20k at Haus der Handwerker.

I also wanted to build without a basement, the problem is just that the plot has about 1-1.5m height difference in the building area.
In principle, that would certainly not be impossible. Our architect said, however, that it would be expensive because of filling and compaction. I can’t judge that, I’m just a layman in this field.
Previously had an offer from Spektral, 3 full floors without basement with 240 sqm, 2 bathrooms, shower toilet for 340k without painter, floor coverings and BN plus another credit for the heating.

I would have taken that immediately, but this architectural advice didn’t want the design...

But how can there still be 90-100k BN added to that offer from HdH? I would have calculated max. 50-60k.

The basement will definitely cost you around 50k. The backfill a maximum of 30k. We really piled up a lot. Under the house 2m and around it on average 1m. We ended up at 24k.

The photo doesn’t look like the Tiergarten to me, there is a gable roof in the background.
Do you mean in terms of costs or bureaucracy?

Well, at 340k I wouldn’t have any worries, but at over 500k yes.
My thought was that one should look a bit more towards the Black Forest for general contractors, maybe they can offer better prices.
In Pforzheim and the surrounding area, construction is booming right now. There are 3 or 4 new development areas in Pf alone, so the workload is very high. They can afford to pass on a contract...

I have taken a closer look at the plans now.
I’ll tell you: if you want to stay within your price range, you will have to crumple it up and start over, and that means starting with the parameters: space requirements, affordable execution... and then, at the very end, way down the list: appearance/style.
That’s how it is. Bet on it? Basement: expensive! Flat roof: expensive. Two full floors: expensive. Large windows: expensive. Huge garage: expensive. Angles: expensive.
Cheap would be: 1.5 stories without a basement, rectangular, all windows the same standard size, garage attached to the house as a prefab unit. Karsten

never never never never!!! in 2017+ nobody builds for 1400 EUR per sqm anymore. Maybe with max. illegal work from Poland or something..

Don’t let yourselves be fooled like that...

Yes, without painter, floor coverings, BN. I would say another 80-100k will come on top. But the windows were also significantly smaller and fewer in number. Before I sign anything, I have it checked by a known general contractor anyway. Unfortunately, he doesn't build in our area ); Otherwise I wouldn't have to ask here...
