Architect's house in Pforzheim - Offer too expensive?

We have already paid the architect. He is only doing phases 1-4.

The tile price is 35 €/sqm. The sales manager at HdH gave me the catalog with prices right away. There are actually quite nice things within the budget.

How much do you estimate will be spent on the outdoor facilities?
The plot is about 1140 sqm and a relatively long driveway needs to be paved.
I estimate about 120 sqm paving and another 50 sqm for terraces.

For the earthworks, I have contacted a civil engineer who is supposed to give me an offer in advance so that I don't experience any nasty surprises.
But otherwise, the ancillary costs should be fairly estimable if the earthworks are already known in detail?

Otherwise, can maybe someone report something about HdH?
I mean, 410k with the equipment is actually already top.
Besides, I like the system itself. It's almost like building with an architect but at a fixed price.
Plus the insolvency risk of the general contractor is eliminated.
So where is the catch?

If you’re mistaken about that, we currently live in a 140 sqm apartment with a 22 sqm bedroom. And shall I tell you something, the bedroom is so full that you can hardly move anymore ))

How much does a car cost? It simply depends on the paving. We chose simple gray paving, but in a large format. For 160 sqm we pay something around €2500.

The outdoor area also includes a fence, the infiltration system, and the gravel gutter around the house.

You can estimate them somewhat. What it really costs you only know once they have dug and the backfilling is finished. For example, we ended up €4000 more expensive than expected because he had to dig deeper in some places.

But that can only be the price for the paving stones. Including labor and other materials, the 120 sqm paving could easily reach €10,000.

You don't have to pave an access road, a gravel path is completely sufficient and looks good. If you use crushed stone, it can be done inexpensively. Walkable surfaces that are not driven on can be made with slabs. Terrace as well. The price is 50 per sqm installed. Gravel around the house and drainage is a must.

Yes, only paving stones. We lay them ourselves. So no labor costs. The sand doesn't cost much and the base is already compacted gravel.
