Yes, of course an autonomous apartment would be better in the sense that you wouldn’t have to deal with the tenant almost daily. The only question is where you can get a 100 sqm apartment for 150k. If at all, you’re easily at double that plus the additional purchase costs that you have to pay on top. The prices for new apartments here only start at around 3000 €/sqm. That’s anything but a bargain. The monthly rental income probably wouldn’t even cover the installments. So you wouldn’t have a monthly benefit from it. Possibly in the long term though. But I mean, you don’t have to let your tenants run around in your garden. If you get along great with them, of course that’s a different matter. Fortunately, there is currently quite a lot of choice.
