Yeah, that’s easy to say,
last year, due to an inheritance, we ended up with almost the entire household of the in-laws at our place.
At the moment, I would be quite happy to have a cellar

With about 1 m difference in height, you can’t really speak of a slope. Especially since I don’t need daylight in my billiard cellar anyway,
it just interferes with playing

Since I don’t see any answer here, my two cents...

That would be way too risky for me. I don’t know your terms, but always consider the risk of the remaining debt. After 10 years, with only 2% repayment, it’s a crazy 386k. If you then have to refinance at 5%, you need over 1600€ just FOR THE INTEREST.

If your rate is fixed for 25 years, it can work IMHO. But I would still find it too risky.

We have a fixed interest period of 15-20 years. Under "normal circumstances" I wouldn’t do that either. Of course, we could also sell our condominium and pay in cash. But I don’t think it’s wrong to pay off the house with rental income. The financing is calculated completely conservatively in case my wife stops working. The additional income could then be used for special repayments. Since there is still other real estate wealth available, something could go wrong.

I had forgotten the apartment, mea culpa. Then it certainly looks better. Regarding special repayments, the only thing I can think of is that everyone here recommends increasing the annuity instead. Otherwise, the money would drain away elsewhere, but not into the special repayment. I can't boast any experience myself, as we only recently acquired a property....

Hello,

I wanted to get back in touch since we are currently facing a somewhat difficult decision.

I have meanwhile obtained quotes for our construction project and we are currently at about 400k with a basement as a white tank. SF finished with floors and painters.

Currently, unfortunately, the soil of the neighboring property has soil class Z1.2.
(distance approx. 7-8 m), so the excavation would have to be taken to a special landfill. A contractor who has already built 8 houses there said that the earthworks alone would cost about 50k.

The basement alone is about 80k partially finished.
In total, this would be 130k just for the basement.

Since this no longer fits the budget, I thought one could add a 3rd floor as a setback floor. Where the hobby room as well as a storage room could be added.

Does anyone have an approximate idea what this could cost? The plan would be to build over about 60% of the floor area and use the rest as a roof terrace. If the costs were similarly high as with the basement, the planning could be discarded.
