Junk... You shouldn't have or accumulate junk in the first place!

If you have a hillside property, you should free yourself from the word basement and think of 3 levels -> UG, EG, and DG

I only want to disclose the building site today via private message.

€380 per cubic meter would have been sufficient for a simple execution. During the course of construction, however, it became clear that we always wanted more than just simple. For example, by way of excerpt:

    [*]Air conditioning
    [*]Larger roof windows with blinds
    [*]2 x attic spaces developed and made accessible
    [*]Heated basement, ventilated, fine plaster/wallpaper

    [*]Garage plastered and painted
    [*]More expensive floor coverings/tiles, e.g., also in the basement
    [*]More expensive shading
    [*]Conservatory was a calculation error and was underestimated and additionally executed with high quality
    [*]More expensive staircase
    [*]More expensive entrance door
    [*]More expensive sanitary installation
    [*]Extras in electrical work and high-quality lamps

In addition, many things are not on the plan and unfortunately still cost money.

Conclusion: Creating simple living space for €380 would have been easily possible for us. However, besides the house itself (cost groups 300/400/700), over €160k was needed for other things, which we had only partially calculated.

If you want the great things, it’s clearly over €400 per cubic meter.

A basement is always very individual whether it is worth it or not. We initially planned without a basement, but then the plot turned out to be different (smaller), which speaks in favor of a basement. The basement replacement rooms have always disturbed the floor plan and only the future alone knows if they would really be sufficient. This is exacerbated by the flat roof, so you couldn’t tip the stuff up to the top. We then planned two offices underground with excavations for daylight, the rest of the basement remains dark. Additional cost compared to the previous architect’s planning determined: €20K (two above-ground offices and replacement rooms are omitted, the carport storage room becomes smaller, overall the floor plan is more efficient). Execution in WU concrete (not white tank), interior built with KS blocks.

I always thought that WU concrete and this sealing tape represent the white tank?

I was explained that the difference also lies in the expertise. White tank is like Tempo or Tesa, a brand name and it comes with provider-trained people who inspect it. It just costs. WU concrete is also used only because of speed, price, and stability. Especially with the latter, our planners had problems when the basement was built and especially in new development areas where a 40-ton truck drives too close to the house and exerts pressure on the walls. But that seems to me an individual experience. But whatever, it only costs a few pennies more than fully bricked and is permanently sealed and, if in doubt, easier to renovate.

Maybe you have that blocked.

But you also have quite a lot in there that I don’t need.
We don’t need air conditioning or a conservatory, it would be nice, but living in our own house would already be luxury enough for us.

We currently still rent with relatively simple equipment and grew up without much luxury.
I don’t need washbasins for 3k or a faucet for 500 euros.

The only luxury I wanted to indulge in are recessed spotlights and electric blinds. But that doesn’t cost a fortune.
Besides, I looked through the HdH selection catalog once. You can already get really nice tiles for 35€/m². My wife only wants white tiles anyway.
