Architect's house in Pforzheim - Offer too expensive?

For comparison:

You BW, me Bavaria, should not be much different.

For us, it will be ~183m², without a basement, basically 2 full floors with a flat roof.

I would describe the equipment as solid to upscale:

Gas condensing boiler with underfloor heating
Central controlled residential ventilation
KNX
Electric shutters/venetian blinds everywhere
2.50m finished room height
Double carport

We are currently at ~ €1850/m². Then various other costs (exterior, kitchen, architect, typical ancillary construction costs) of ~ €80k.

Adding that up, I come to ~ €2400/m².
So a total of just under €440k calculated.

In terms of living space, your house is not that far off. Only that you still have a basement.

Therefore, I do not find the price really surprising.

Well, if I include everything, including exterior and garage, then I can easily live with 2500€/m².
But with us the heating, controlled ventilation, architect, kitchen, furniture, raffstores are left out, electric shutters are planned only on the ground floor. Ground floor tiles, upper floor laminate, hobby room carpet. What is added is underfloor heating in the hobby room. I will lay the carpet myself. Or possibly laminate in the upper floor.

The only thing I wanted to treat myself to is ceiling spots. But at the artisan's house they would only cost €23 per spot without bulbs.

So rather simple in terms of equipment. For the bathrooms, standard equipment is fine for us too.

Price per sqm is always WITHOUT painter & ancillary construction costs. If I calculate everything, I am at >4000 EUR. So that's nonsense... no one calculates like that.

Heating fails? What are you heating with then? Air and love don’t warm the water in the pipes. A district heating compact station also costs and will either be charged to you as a lump sum or, if the supplier installs it, included in the heating rate.

Controlled residential ventilation not either? Are you sure? What kind of controlled ventilation do you want to include then? Houses nowadays are so airtight that it hardly works without controlled ventilation anymore.

Architect: You pay for them anyway. It’s just included in your house price.

Kitchen: Are you taking your old one? Then expect adjustment costs, which are steep. We preferred to take a new one and sell the old one. Comes out cheaper for us.

What is your tile price per sqm? Assume that you will be applying tiles.

Are you sure that the standard sanitary fittings please you? I thought so too and when we saw the parts live, they were just good enough for the guest WC for me. In total, another 3k upgrade cost came on top.
Calculate a total of 10k more for upgrades. Believe me, you will need them, like most of us here.

Until you are at the sampling. Before that, everyone says so

Just build smaller or save for a while longer. Unfortunately, that's how it is... no money, no honey...

I find the price realistic - everything else is just smoke and mirrors. "Normal" equipment (with 2 bathrooms plus an additional guest WC), room height at least 2.6, I would calculate around 2000 - 2500€/m2 living space (depending on where you build). That means for 200m2, 400-500 plus various other things. I hardly believe that you can realize the project under 500k€. If yes, even better. Just a note about the floor plans: What on earth do you want to do with a 30 m2 bedroom? That's wasted space....
