Architect's house in Pforzheim - Offer too expensive?

We have ~1200sqm of land. 57m deep and the house extends up to 23m. Outdoor area (including driveway, trash bins, fence, gate, terrace, platform, rolled lawn, sprinkler system, paths, garden shed, small outdoor kitchen, sandbox, greenery & plants.. trees).. I hope 100k-150k

It will probably be more though

What the heck is an outdoor kitchen?
But fortunately, these are all things that can be done bit by bit.
The main thing is lawn, fence, and terraces. Everything else can wait.

No, it is not the Tiergarten, that is too contaminated for me ^^ you were only supposed to talk to people there to get a feeling.

Where can you still find > 1000m2 plots in Pforzheim? With a flat roof?

Hello again,
first of all, thank you very much for the answers. But I have another question, or rather idea, and wanted to hear if my calculation could be correct or if I am overlooking something.

At the moment we would have to finance about 530k with 300k equity.
With an interest rate of 1.49% and 2% repayment, that results in a monthly rate of about 1550 €.
Now the idea was that since the development plan allows it, we could add a full floor on top and rent it out.
The estimated cold rent here would be about 900-1000 € for 100 sqm of living space.

Let's assume 150,000 € would be enough to build a 3rd floor.
Then we would have to finance 680k and would pay about 2000 €/month in installments.
If I include the rent received, I come to just under 1100 €/month, leaving taxes and depreciation aside.

Would that be realistic? Do I have a flaw in my thinking somewhere?
I mean, the ancillary building costs I pay anyway. I can hardly get rentable living space cheaper in this case.

The only "problem" is that you basically share a house with the tenants.

What do you think about this?

A lot of stress and tenants on your own land for that little money? I would think twice about that...

The misconception may be that you dream of a single-family house, but build a two-family house. You do collect the rent, but you also pay monthly installments and interest for this rental apartment. Whether that is so satisfying and comparable to buying and renting out a self-sufficient apartment as an investment is questionable. Ultimately, you have to come to terms with the potentially strange, loud, or difficult habits of the tenants, because simply terminating the rental agreement does not always lead to peace from a troublesome tenant.
