Does the basement belong to the scope of the house manufacturer's offer here? (just asking out of curiosity, personally I would be inclined to recast the main actor here in addition to the floor plans).


How does that fit with an admittedly tight budget – wouldn’t it be more effective to take another route to Rome?

In the selection phase, the rings are practically already engraved, but the possibility to give yourself the no-word is still open.

And: Banks usually* calculate directly with a higher discount on the construction price than for a solid house for their loan-to-value ratio. This might be something to consider with an already 110% financing.

*I always thought the loan-to-value ratio was a fixed figure. It is not. Every bank calculates its own. Apparently, depending on the specific calculation method, we are between 88% and 106%.

Is that a tale from ancient times or verified information? I know of two different banks that do not make any differentiation regarding the type of construction in their calculation.

Since the resale values of prefabricated houses are regularly significantly lower than those of solid houses, banks actually have to take this into account in their calculations.

That was true once and still mainly applies to older prefab houses. Today’s timber frame constructions are not inferior to solid buildings.

In our financing discussions, the banks were certainly very interested in the construction method. However, we naturally did not conduct any what-if calculations. At least once, the statement "solid" was followed by an "ah, that's good" from the advisor.
