What would you do differently in the next house construction?

Plan an extra cloakroom. We have the children's cloakroom under the open stairs and our jackets in a mini closet. But our shoes are piled up next to the stairs - I don't like that.

I would like a cloakroom that is located directly next to the front door and has enough space for all the stuff. The hallway could be smaller for that.

I would
- leave out [Rollläden],
- leave out [Schornstein / Kamin],
- plan 2 small bedrooms instead of 1 large shared one, because unfortunately my husband is too loud at night.

We have only been living here for a few weeks, but the list is already long... I don't know if we would build again, but I can't completely rule it out.

- Upstairs also 308cm raw construction height
- Living room/kitchen significantly larger and over two levels... ~100 sqm instead of ~65 sqm
- significantly more glass and higher windows (2.7m)
- gallery somewhat smaller, sound is already not entirely unproblematic... but we manage it with absorber pictures. Unfortunately very, very expensive
- including building a basement
- utility room on the ground floor significantly larger (20 sqm instead of 12)
- outer wall structure: 36cm Ytong + 11cm KS wall in front (inside)
- inner wall structure: all 24cm KS (sound)
- SK2 doors everywhere inside
- all windows RC3
- real parquet instead of engineered parquet

Regards, Steffen

Move the stairs to the upper floor from the front door area/entrance area. When building the house, plan the outdoor facilities more consistently. It is still a hassle when everything only comes step by step.

Larger basement for a bigger workshop. Stronger electric car connection (this is getting expensive now). Connection for sauna on the rooftop terrace - this will also be very expensive now.

You can quite reliably recognize those electricians who still install TAE sockets (on postal cables) for telephones today by this nonsense.
